Because reservations are completed on third-party booking sites, guests must carefully review the cancellation policy, refund terms, house rules, and booking conditions shown for the specific property before confirming any reservation.

1. Property-Specific Policies Apply

Each vacation rental property listed on or linked through LVPADS is owned, managed, and operated by an independent property owner, host, or property management company. These third parties set their own cancellation and refund terms, which may include:

  • Cancellation deadlines and cutoff dates
  • Refund eligibility and refund percentages
  • Deposit requirements and forfeiture terms
  • Non-refundable booking rates or fees
  • Rescheduling and date modification rules
  • Holiday, peak season, or special event restrictions
  • Check-in requirements and no-show penalties
  • Early departure policies

The property-specific booking terms shown at checkout or in the rental agreement control the reservation. LVPADS does not override, modify, or guarantee any terms set by the property owner or manager.

2. LVPADS Does Not Control Cancellations

LVPADS operates as an informational and referral website only. We do not control, administer, or guarantee cancellation policies for any property. Specifically:

  • LVPADS is not the booking party. We do not enter into rental agreements with guests.
  • LVPADS does not process reservations or payments. All transactions occur on third-party sites.
  • LVPADS does not issue refunds. We have no access to payment information or booking funds.
  • LVPADS does not determine cancellation eligibility. Only the property owner, host, or booking platform can approve or deny cancellation requests.
  • LVPADS does not guarantee any cancellation outcome. Refund decisions are made solely by the booking provider.
  • LVPADS does not review special circumstances or approve exceptions. Such requests must be directed to the property owner or manager.

Any booking made after leaving the LVPADS website is made at the user's own discretion and risk, subject to the terms of the third-party site where the reservation is completed.

3. Review Policies Before Booking

Before confirming any reservation, guests should carefully review all terms and conditions displayed on the property's booking page, including but not limited to:

Cancellation deadlines
Refund percentages or rules
Non-refundable rates
Travel credits or vouchers
Security deposits
Cleaning fees and taxes
Administrative fees
Event/holiday restrictions
Date change policies
No-show penalties
House rules
Minimum stay requirements

By completing a reservation on a third-party site, you acknowledge that you have read, understood, and agreed to the property's specific terms and conditions.

4. How to Cancel or Request Changes

To cancel a reservation, modify booking dates, or request a refund, guests must contact the actual booking provider directly. This may be:

  • The property owner or host
  • The property management company
  • The external booking platform where the reservation was completed

Contact information for the booking provider should be available in your reservation confirmation email, booking receipt, or rental agreement.

Any cancellation, modification, refund, or travel credit request must be handled under that provider's own terms and through their own processes. LVPADS cannot cancel, modify, or process refunds for reservations made on third-party platforms.

5. No Guarantee of Refunds

Please be advised that:

  • Refunds, credits, and exceptions are not guaranteed under any circumstances.
  • Any exception or special consideration requests are solely at the discretion of the property owner, host, or booking platform.
  • LVPADS is not responsible for refund denials, processing delays, partial refunds, fees, penalties, or disputes.
  • LVPADS cannot intervene in disputes between guests and property owners, hosts, or booking platforms.

6. Travel Insurance Recommendation

We encourage all guests to consider purchasing comprehensive travel insurance that includes trip cancellation and interruption coverage. Travel insurance may help protect you against financial losses due to:

  • Trip cancellations for covered reasons
  • Travel delays and missed connections
  • Medical emergencies and illness
  • Weather-related disruptions
  • Unexpected family emergencies
  • Other unforeseen circumstances

LVPADS does not sell, endorse, or guarantee any travel insurance products. Guests should research and select travel insurance that meets their individual needs and carefully review policy terms, coverage limits, and exclusions before purchasing.

Questions about a specific reservation's cancellation terms, refund eligibility, or booking modifications should be directed to the property owner, host, property management company, or booking platform shown on:
